333 Poppasquash Sale

Historic Bristol Estate Sells for $7.25M in Record Deal Brokered by Gregory Arakelian

A historic estate at 333 Poppasquash Road in Bristol has sold for $7,250,000, marking the highest residential sale in Bristol County in the past 18 months and the second-highest on record, according to the Multiple Listing Service. The landmark transaction was brokered by Gregory Arakelian, who represented the seller and facilitated the buyer in the deal.

The 1938 English Tudor Revival, perched on an elevated waterfront parcel, was designed by noted architect Wallis Howe for Commodore Charles Rockwell Jr. The estate features ten bedrooms, a banquet room, a private library, a grand ballroom, a cutting room, and a helistop. Its three stories capture sweeping 270-degree views of Narragansett Bay. The home’s construction reflected the era’s finest craftsmanship, including Herreshoff-trained boatwrights and contractors who worked on the New York World’s Fair.

“Showing the layered qualities of this remarkable estate was nothing short of a blast,” Arakelian said. “From provenance to nonessentials, from flora to fauna, and from helicopter to Hinckley, this property has that rare tangible effect—a feast for all the senses.”

The record-breaking sale highlights Arakelian’s expertise in Rhode Island’s luxury real estate market. Following the transaction, Mott & Chace Sotheby’s International Realty announced that Arakelian has joined the firm as a Sales Associate specializing in premium residential and commercial properties.

Arakelian’s career is marked by exceptional deals, including the $14.34 million sale of the Wayfinder Hotel in Newport—the highest commercial sale in state MLS history—and the award-winning transformation of a Warwick hotel into 181 workforce-geared apartments. He has been named a CoStar National Power Broker multiple times and was recognized with the 2024 CoStar National Impact Award.
